One of our listings went under contract on a Friday night. A family come through the open home the next day who had seen the property advertised online a few weeks prior, however had not made time to inspect. They were clearly disappointed when I told them the property was in a cooling-off period.

In NSW, there are two ways to purchase a residential property. A conditional exchange of contracts, and an unconditional exchange of contracts.
1) Conditional.
A conditional sale makes use of a ‘cooling-off period’. The cooling-off period was introduced to prevent gazumping.
